Wiesbaden, Augustastrasse 6-16 / Viktoriastraße 1
Viktoria Viertel - Sale of new build condominiums

Property Description

Starting in mid-2020, a total of eight multi-dwelling units embedded in extensive green areas will be developed between Viktoriastrasse, Augusta-Strasse and Martinstrasse. The plans specify 84 flats of two to four bedrooms and footprints of about 70 to about 156 square metres, including eight penthouses, some of them with large roof terraces and a sweeping view across Wiesbaden that is hard to top.

Pure Spa Town Living!

The newly constructed buildings were planned and designed by the renowned architectural firm of Zaeske who consistently used the Viktoria Viertel as yet another opportunity to implement their idea of creating “spaces for people.”

Tall storeys with ceiling heights of more than 2.7 metres, expansive window frontages, and tastefully designed balconies and patios communicate the light and greenery to the interior. Each of the residential units faces two directions. As a result, sun-drenched rooms and plenty of light even on drab days combine with a view of the surrounding greenery and the city. You will quickly feel at home here.

The architecture is characterised by fleeting transitions between interior and exterior, between building envelope and verdure. It is a worthy approach to the creation of a new quarter right next to the listed eastern mansion quarter in Wiesbaden’s Südost district downtown.

Its architecture and development place the individual front and centre. So, it is not incidental that Viktoria Viertel will have charging stations for e-bikes and e-vehicles in the underground car park, and a tegut market as local grocery retailer nearby.

Location and Infrastructure

In Wiesbaden, state capital of Hesse and a major city of roughly 280,000 residents, a small-but-beautiful residential quarter named “Viktoria Viertel” is under development directly downtown. The construction of this quarter also seeks the re-cultivation of a central part of the city that was inaccessible to Wiesbaden’s citizenry for several post-war decades. The properties of Viktoria Viertel are therefore a unique opportunity not just for future house and apartment owners, but also a big step forward for the city’s urban development in general, as the project connects the inner city with the existing mansion district and with the city’s prosperous past. The new quarter lies within walking distance of Wiesbaden’s high-street pitch along Wilhelmstrasse and in close proximity to St. Josefs-Hospital with its Medicum facility, one of the city’s healthcare hot spots. The location is as central as it gets.

The transportation access is excellent. Motorways passing nearby quickly take you to other cities in the greater area, and Frankfurt Airport is only about 30 km away. Directly across the Rhine from Wiesbaden lies the city of Mainz. The central railway station provides commuter, regional and high-speed service connections.

Wiesbaden’s economy is booming. As a result, the purchasing power index is almost 15% above the national average, and Wiesbaden places tenth in the ranking of most affluent city districts in Germany. The robust economy is fuelled by more than 12,000 companies based here. The bulk of the workforce is employed in the service sector.

At the same time, the city has plenty to offer in terms of leisure and recreational activities. On the one hand, the scenic setting between the rivers Rhine and Main, the Taunus mountains and the Rheingau lowland lends itself to outdoor activities while, on the other hand, the city is also home to more than 15 mineral and thermal hot springs and counts among the oldest spas in Europe. There is also plenty to explore in the historic town centre. If you crave cultural amenities, you will appreciate the numerous galleries and museums, the Schlachthof cultural centre and the state theatre, among other venues. Options for exercising include a variety of sports clubs for football, volleyball or American football even, and one of the local hills, Neroberg, features a climbing forest.
