Our core skills are the modernization and further development of property portfolios as well as the project development of residential complexes in Germany. We focus on the continuous expansion of the property portfolios for the funds managed by our group, as well as on the privatization of residential complexes. Therefore, improving the quality of living, upgrading the properties regarding ESG criteria and complying with our social charter are of central importance to us.
All of our investment decisions are based on a complex analysis of the regions, cities, properties, and lots in question. For this purpose, various indicators on macroeconomic and housing developments are considered and evaluated using a model developed by our own research department.
This comprehensive in-house market and location analysis enables us to reliably identify projects and properties with development potential. This is the first important step towards a successful real estate investment.
Please note that properties with an investment volume of less than €7 million do not currently meet our investment criteria. However, while acquiring portfolios, it is generally possible to purchase smaller properties. We consider your offer with confidence and reliably and complete the purchasing process, depending on how complex the property is, within 4 to 6 weeks. Our consideration includes these following steps:
- Reviewing the property records
- Viewing the property or properties
- Submitting (d.i.i.) a qualified letter of intent to purchase including purchase price offer and requesting exclusivity for about four weeks
- Compiling a fair market valuation report and conducting technical and legal due diligences
- Drafting and finalising the notarial agreement
- Obtaining necessary board resolutions
- Conclusion of contract
Convening an appointment with a notary within the agreed period, at which time a binding commitment to finance by a German bank will be presented.
