The period building, which dates back to the late 1920es, is located in one of the best locations of Steglitz. Modernist architecture of the Twenties was defined by the New Objectivity approach of the Bauhaus design philosophy. This becomes evident in the clearly structured shapes of this marvellous and very well-appointed building.

The corner building is accessible via either of two entranceways, one facing Undinestrasse, the other facing Flotowstrasse. The flats served by the entranceway on Flotowstrasse are also accessible via lift. In addition to the lower ground floor with its two flats, the building has five floors. The attic floor was developed into three flats in 2004. Each of the 21 units in the building comes either with a balcony or a patio. Not all of the flats have the use of a private basement storage room. Both the hot water supply and the heating are fed by a central system hooked up to the district heating network.

The dwelling sizes range from 71 to 148 sqm, with two exceptions: The two flats on the lower ground floor measure 53 sqm and 64 sqm, respectively. Somewhat atypical of their time, the floor plans are very generously proportioned, the interiors bright with daylight. The architects evidently took the bourgeois expectations of the neighbourhood into account.

The bathrooms and kitchens of the flats are tiled while the other rooms have either parquetry floors or board flooring. Quite obviously, every effort was made over time to preserve as many historic details as possible, and their survival underlines the unobtrusive charm of this house.

Location and Infrastructure

Lichterfelde is mainly known for its settled bourgeois urbanity, and the same could be said for the whole south-west borough of Steglitz-Zehlendorf to which it belongs. It is considered an up-market and sophisticated district. Its architectural character is dominated by upscale Belle Époque buildings and luxurious townhouses.

Local residents are more or less oblivious to the big-city bustle and pollution downtown. With its leafy surroundings, a number of lakes and a sound infrastructure, the district’s liveability is deemed high-level. It is home to Berliners of the highest average income levels and the highest age average. However, the situation is shifting, as many new arrivals and young people who can afford to live here are moving in.

Steglitz appears to excel at the tricky task of bringing together its prominent inner-city locations, its role as major retail pitch, and the idyllic flair of its beautiful quarters. It has managed to become a modern metropolitan district.

From the two streets, Undinestrasse and Flotowstrasse, it is only a 10-minute walk to the Botanical Garden and the popular high-street pitch along Schlossstrasse. Just 3 minutes away lies the “Hindenburgdamm” bus stop while the “Botanischer Garten” rapid transit station is 5 minutes away. This part of Berlin is populated mainly by well-to-do pensioners and young families.

With development land in short supply, there are but few new-build construction projects here. The single largest development at the moment is the revitalisation of Steglitzer Kreisel, formerly an office high rise, into a modern tower block. Real estate prices in this part of Berlin have always been at the upper end of the scale, and they keep going up at a moderate pace.
