Wiesbaden, Klarenthalerstraße 1
Sale of condominiums

Property Description

Classy living in a historic ambience, and right in the heart of Wiesbaden. This beautiful Belle Époque house was built in 1903 and is now a multi-dwelling unit of 11 apartments. The listed heritage building is a piece of Hessian history.

All units in the house, which was built in solid construction and with a fully-built basement, underwent a complete renovation in 1997/1998. The wood-frame windows are double-glazed and have wooden blinds on the street side, UPVC blinds on the court side. A passenger lift was also added in 1998.

The 11 flats are spread across five floors, and consist of 3 to 5 bedrooms on footprints of 89 to 179 sqm of dwelling floor area. Each flat has its own basement locker. As if the generously proportioned floor plans were not a sufficiently persuasive argument already, the units are made more enticing yet by either a patio or a balcony. The 90-sqm flat on the lower ground floor stands apart from the rest: It comes with a private garden and has a separate entrance.

In some of the flats, wall and ceiling ornaments further enhance the already elegant atmosphere. Wooden floors, parquetry and tiles complete the glamorous overall impression. Can you think of a more beautiful place to live in Wiesbaden? Probably not.

Location and Infrastructure

With a population of 278,474 residents, Wiesbaden is the second-largest city of Hesse. Being the Hessian state capital, it is also the seat of the state parliament and of the police and other public service organisations. In addition to all the amenities of a modern city, Wiesbaden also has a lot to offer in terms of greenery and extensive local recreational areas. The nature reserves in the nearby Taunus mountains are just as popular as local attractions like the Schiersteiner Hafen marina on the Rhine and the hilltop of Neroberg. It is the perfect area for lengthy hikes and bike tours. Or just for hanging out and taking it easy.

The splendid Belle Époque building is located in the Rheingauviertel neighbourhood in the heart of the city. It borders on the neighbourhoods of Dichterviertel in the south and Feldherrenviertel in the north-west. The borough of “Rheingauviertel, Hollerborn” itself is surrounded by the boroughs Nordost, Westend, Mitte, Südost, Biebrich, Dotzheim and Klarenthal.

The city’s central market square, which provides a charming setting for the weekly market, lies within easy walking distance. The inner city with its historic ambience lends itself to leisurely promenading. The high-street pitch is dotted with shopping venues of every sort. Nightlife options include bars, pubs and restaurants.

The transport links are excellent as well. Twelve minutes of walking will take you to the central railway station of Wiesbaden. From here, the train ride to Frankfurt’s central railway station only takes 45 minutes. Other nearby destinations include Niedernhausen or Mainz. If you prefer to travel by car, you can be in downtown Mainz across the Rhine in around 20 minutes. The nearest slip road to the A66 motorway is 15 minutes away, as is the “Wiesbadener Kreuz” motorway interchange where the A3 will take you either toward Aschaffenburg/Würzburg in the east or Limburg/Köln in the north-west.
