Brühl, Jordanstraße 12-16
Sale of Condominiums
Property Description
Built upon a plot of 2,083 square metres, the housing estate provides 36 apartments with a total residential area of around 1,932 square metres. Each apartment—consisting either of one or two bedrooms, with footprints measuring between 36 and 64 square metres—has a modern floor plan design and a normal fit-out standard. A basement underlies each building, with 12 individual basement units available plus a shared basement that includes bicycle parking spaces, a laundry room and a clothes-drying room, while each house represents a separate condominium owners’ association. The buildings are in good repair and in a well-appointed condition.
During the past twelve years, a number of refurbishment measures were undertaken. For instance, all apartments were rewired and fitted with new intercom systems. A new power supply with separate connection linked to each apartment’s meter was installed in the laundry room. Moreover, all houses have new plastic piping in the sanitary areas, while 34 of 36 residential units had their bathrooms redone.
All apartments were fitted with a modern gas-fired heating unit (of the type Junkers Kombi), including a control unit in the living room, along with corresponding gas pipes and meters. Most of the ground-floor apartments have tiled flooring in their hallways, while all other units feature high-end laminated flooring. Suspended ceilings with modern spot lights were installed in the hallways of most three-bedroom apartments.
Attics and basement ceilings of the buildings have thermal insulation, while the windows have Thermopane glazing. The basement stairs to the garden were renovated in 2018, and the façades of the entire housing estate were refurbished in 2018 and 2019. In addition, building corridors and entrance doors to each floor were overhauled in 2019, with security locks installed in the latter.
