PROPERTY DESCRIPTION

The housing estate consists of three separate building envelopes with a total residential area of about 2,647 sqm and 35 residential units along with 35 surface parking spots.

There are wide driveways outside the entranceways. Striking about the bright flats are their open floor plans which permit customised and flexible fit-outs and furnishings. Each flat has its own balcony or roof terrace, most of them facing the leafy courtyard.

Due to their orientation toward the courtyard, living rooms with balconies get morning, mid-day or evening sun, depending on the building. The houses were raised in solid calcium-silicate brick construction, with a basement beneath the entire structure.

Some of the flats (in the vintage buildings) feature double-glazed wood-frame windows while others have double-glazed vinyl windows that were installed in previous reinstatement works. Each of the three buildings has its own gas-fired central heating system. Instant water heaters are installed in each flat to provide warm water. The existing water, grey-water and heating pipes in proper working order and will remain in place, the same being true for the heating systems.

LOCATION AND INFRASTRUCTURE

The quiet and well-appointed housing estate is located in the city district of Stieghorst, which has a population of more than 31,000. The nearest preschool is about 500 m away and thus within walking distance, while schools of various types lie inside a radius of about 5 km. Supermarkets, bakeries, doctors' offices and other day-to-day amenities are spread throughout the vicinity and well within reach. A great place for recreation or sporting activities are the woodlands of Teutoburger Wald east of the city, but there is also a gym on nearby Detmolder Strasse. The transportation access is excellent. The A2 motorway is within easy reach by car, while the nearest bus stop is a two-minute walk away.
