Our decisions to invest in certain regions, cities, estates and assets are based on complex analyses. These involve the observation and evaluation of diverse indicators for trends in the macro-economy and in the housing industry, using a model developed by our own research department.

This comprehensive in-house market analysis gives us the confidence we need when selecting Projects and estates with development potential. For us, it is one of the first major steps toward a successful real estate investment.

Market Analysis Model

The following indicators enter into the d.i.i. market and site analysis model, and influence the purchase decision:

  • Demand indicators (45%)
  • Supply indicators (35%)
  • Housing market indicators and other factors (20%)

In the area of housing demand, we consider the following indicators decisive:

  • Demographic changes
  • Migration balance
  • Changes in household structure
  • Changes in the unemployment rate
  • Regional unemployment rate versus national unemployment rate
  • Changes in social security-covered employment
  • Age structure

Our analysis of the housing supply is based on the following indicators:

  • Change in the number of residential planning permits issued
  • Vacancy rate
  • Homeownership rate
  • Dwellings completed each year
  • Building permits issued

To analyse the housing market and other factors, we focus on the following indicators:

  • Trend in asking prices
  • Trend in asking rents
  • Presence of higher education institutions
  • Public transportation network
  • General infrastructure

Preferred Attributes

Please note that your offer should include no less than 40 and no more than 500 residential units in one or several buildings. Hereditary tenancy and public subsidies with a remaining lifetime of up to five years are no knock-out criteria.

Do you wish to offer us a property for sale? We have the capacity to complete a sale-purchase transaction within four weeks. The process breaks down into four steps:

  1. Reviewing the property records
  2. Viewing the property
  3. Submitting (d.i.i.) a qualified letter of intent to purchase including purchase price offer and requesting exclusivity for about four weeks
  4. Compiling a fair market valuation report plus analyses of the technical and legal parameters
  5. Drafting and finalising the notarial agreement
  6. Convening an appointment with a notary within the agreed period, at which time a binding commitment to finance by a German bank will be presented.
